In October 2021, Osae Partners acquired a 7,000 m² property complex at 9-11-13 rue Pavée, in the heart of the Marais district. It comprises two 17th- and 18th-century private mansions with a total frontage of around 60 m on rue Pavée, and an industrial building on the courtyard dating from the early 20th century.

Osae Partners, in partnership with the Mairie de Paris Centre, the City of Paris and Paris Habitat, the social landlord of the City of Paris (more than 125,000 housing units), will create a mixed-use program of around 6,500 m² (offices, retail space, living space/events, and family and special housing).

This project is in line with Osae Partners' urban transformation strategy, in partnership with local authorities, and the desire of the Mairie de Paris Centre to preserve the mixed character of central Paris and its history.

The architectural project was designed by MARS Architectes (Sylvain Réty), who were able to integrate the various uses into the programming, assisted by the firm Lagneau for the heritage aspects. Particular attention will be paid to preserving and enhancing the historic heritage of this complex, as well as to improving the site's environmental performance.

The two mansions on the street and most of the industrial building at the end of the plot will be completely renovated by Osae Partners to create a mixed-use commercial complex of around 5,000 m² (offices, retail and events). The top two floors of the industrial building will house a social residence for young working people, comprising 26 social housing units with a total floor area of around 600 m², acquired under a VEFA contract by Paris Habitat. The private mansion set back from the courtyard at 9 rue Pavée will be acquired by Paris Habitat, for the construction of around 12 family social housing units.
